 Wildlife, wildlife habitat, and all of the various laws and incentive programs relating to them can have a significant impact on the value of land and acreage.

  A buyer should carefully determine his/her goals relating to wildlife.  Is Deer and Turkey hunting a priority?  Maybe upland game bird hunting is of importance.  The wildlife habitat required for these two pursuits are not the same, and may require different land types with different characteristics.  When working for the seller, we examine the potential land uses relating to wildlife, and adjust the marketing strategy accordingly.
