 Thirty-five of South Carolina's 46 counties rank timber as the number one cash crop.  The forestry industry, with $900 million in receipts and employing over 35,000 people, has emerged as one of the state's most valued agricultural crops.  There are over 12 million acres of forestland throughout the state, nearly 72% privately owned.

 South Carolina's forestry and wood products industry is valued at $7.5 billion a year.  It's the 3rd largest manufacturing industry in the state, employing about 26,000 people with a payroll of $8.68 million a year. (Source: SC Forestry Commission, 2001)

 When we evaluate land for buyer or seller, timber and potential timber production capacity are primary areas of concentration.  If there is timber present, we suggest that a registered forestry consultant be engaged to evaluate its present and future value.  If the land being evaluated is not clearly suited for a higher value purpose, we ask a registered forestry consultant to evaluate its suitability for timber production, and its future value as a timber production site.

 Silvopastoral systems/Agroforestry are of particular interest to us.  By adding trees to forage systems, or thinning non-profitable timber and adding livestock, a landowner can receive income from both livestock and timber, nut/fruit crops, commercial wildlife, or recreational opportunities.  Of particular interest to us as brokers, this management practice provides an unusually valuable visual impact.  This visual, emotional impact, combined with the flexible economic potential can dramatically increase the value of a property. 

 We recently attended a Timber Tax Workshop hosted by Clemson University. A startling fact that was mentioned was that only about 25% of all private timber owners are taking full advantage of available Timber Tax credits and incentives.  Please visit the link below to learn more about tax savings relating to timber.
